Collaton Park has been celebrated at the Inside Housing Awards as Best Development (under 500 homes), recognising a scheme designed to do far more than simply deliver houses.

As a pilot for our A Different Approach model, Collaton Park was developed with the community at its heart. Working closely with the Newton & Noss Community Land Trust and Parish Council, the scheme addresses local housing pressures by providing a mix of homes, including smaller family homes, enabling people to remain, return, and put down roots in the area.
Set within the South Devon National Landscape, Collaton Park has been carefully designed to respect its surroundings while creating a strong sense of place. Green streets, hedge-lined routes, generous outdoor spaces, parkland, play areas, allotments, and a community orchard combine to form a vibrant, connected neighbourhood.
The development also integrates future-ready, sustainable homes with solar PV, air source heat pumps, EV charging, and enhanced energy efficiency. Nature and water are central to the landscape, with swales, biodiversity-rich planting, and public parkland creating a living, functional environment for both residents and wildlife.
Collaton Park demonstrates that sensitive, community-led development can be both high quality and sustainable, providing a model for other rural areas across England.
The recognition we received from the Inside Housing Awards underlines the scheme’s ambition to deliver a neighbourhood where people can live, work, socialise, grow and thrive — a place shaped with care, connection, and quality at its core.
