The Horizon homes on this development are designed specifically for purchasers aged 55 and over, offering comfort, convenience and a high specification throughout.

These homes are ready to move into, with carefully selected fixtures and fittings included as standard.

All homes have been designed with sustainability at the forefront. With predicted EPC ratings of A, each property includes:

  • Air source heat pump for efficient, low-carbon heating

Eligibility Requirements

To qualify for this scheme, applicants must:

  • Be aged 55 or over 
  • Meet the local connection criteria 

Priority will be given to applicants with a strong local connection to the Parish of Newton Ferrers and Noss Mayo. Applicants from adjoining parishes or the wider South Hams area may be considered subject to demand.

About Shared Ownership

Shared Ownership allows you to purchase a share of your home and pay a reduced rent on the remaining share to the housing provider. This approach can make homeownership more accessible, as the initial financial commitment is lower than purchasing outright.

Over time, you may choose to purchase additional shares - a process known as staircasing. In most cases, you can staircase up to 100% ownership. Once you own 100% of the property, rent is no longer payable to the housing provider.

Rent First– Rent to buy homes.

Rent First homes are providing an excellent pathway to homeownership for first-time buyers. Our rent-to-buy scheme allows you to pay, on average, 60% of market rent, and offers a 10% gifted deposit when you're ready to purchase.

What is RentFirst? 

RentFirst offers an affordable route into homeownership for people who do not currently have the deposit required to buy on the open market. 

The scheme allows you to rent your home at Local Housing Allowance (LHA) rates for the first five years. After this period, rent is set at 80% Affordable Rent  - still below typical private rental levels. 

With subsidised rent, no repair or maintenance responsibilities, and energy-efficient homes designed for low running costs, RentFirst gives tenants the opportunity to save towards purchasing their home and strengthen their financial position. 

Homes are professionally managed by a housing association or an experienced letting agency, providing reassurance and stability throughout your tenancy. 

Your Route to Ownership

RentFirst is designed to transition tenants into homeownership.

  • You can apply to purchase your home after three years of renting (or earlier, subject to local authority consent). 
  • When you buy, you will receive a 10% gifted deposit, based on the value of your home. 

By starting with stable, subsidised rent and providing structured support towards purchase, RentFirst creates a realistic and achievable pathway for those who may otherwise be excluded from the housing market.

RentFirst is specifically designed to support individuals and families who face affordability challenges, providing a clear and supported route into homeownership.

Eligibility

To qualify forRentFirst, applicants must meet the following requirements:

  • Register with Devon Home Choice.
  • You must be registered with Devon Home Choice (DHC) — a partnership of 10 Devon local authorities that allocates affordable housing fairly and transparently. 
  • Once your application is complete, you will receive a housing need banding from A to E. While banding forms part of the assessment process, priority for this development will be given in accordance with the Local Lettings Policy (see below). 
  • All applicants must be registered with Devon Home Choice to be eligible. We strongly recommend registering as soon as possible. 
  • Meet the Local Lettings Policy Criteria.
  • This development prioritises applicants with a strong local connection to the Parish of Noss Mayo and Newton Ferrers. 
  • The Local Lettings Policy, developed in partnership with the local authority, sets out the order of priority based on the strength of local connection. 
  • A copy of the Local Lettings Policy is available upon request.
